I tired to grow these with the potato flakes, and with peat pellets....nothing is coming up....what is the propagation rate of these seeds?

Oh no didn't get them from you :-) THey came with instructions to use potato flakes....I was confused but tried it. Peat pellets have been going for about 2 weeks still no sprouts.....perhaps I'll try again through your auctions give it another go.

I been doing some research answering you. Below is what I have found.

I have been trying to get about 12 different Royal Empress Tree seeds to grow. Everywhere online says it is extremely easy, I'm finding it rather difficult. I followed the instructions but nothing. I've places seeds about half inch into the soil, on top of the soil, I've used grow light on a few specimens, green house propagator but still to my surprise nothing. Please help, I'm growing in doors.

They are supposed to germinate anywhere so I can understand your frustration. Ist point I wonder if you are waiting long enough before giving up on them as they can take 21-60 days to germinate?
Also normally when growing indoors the seeds are started off in the winter probably for transplanting out in the spring as they grow so fast - up to 12ft in the first year.

The important thing is that light is essential for their germination. So plant the seeds in trays filled with well drained compost and barely cover them with a sprinkling of compost. Keep the tray in a light warm place at 65-70F and don't let dry out and hopefully they will germinate and when they are about 2" tall you can transplant them into individual 3" pots.

Don't forget up to 60 days to germinate and good luck this time.
